The building located at Hársfa Street is currently vacant; it was previously used for office and educational purposes. Storage areas are located in the basement, while the above-ground levels contain rooms formerly functioning as offices and classrooms. The building has a single entrance from Hársfa Street, which leads to the inner courtyard. Both the exterior and interior of the building are completely neglected and require renovation.
The majority owner of the building plans to develop an apartment hotel, which would involve a comprehensive renovation and partial reconstruction of the building.

3. DESCRIPTION OF THE PLANNED CONDITION
As part of the planned development, the basement level would be completely rebuilt and would accommodate a wellness area with pools, cosmetic and massage services, as well as mechanical and service rooms.
On the ground floor, a restaurant, a bar, and a barrier-free apartment unit will be located.
The inner courtyard will receive a mobile (retractable) glass roof, making it part of the restaurant’s guest area.
An internal elevator will be installed in the shaft of the existing staircase.
Apartment units will be created on the first, second, and third floors.
The building currently has a gable and half-gable roof structure. As part of the planned conversion, the gable roof on the street façade side will be retained so that the streetscape remains unchanged, while the side facing the inner courtyard will receive a green roof.
The street frame will be fully renovated while preserving its existing architectural design.
