FROM THE OWNER; PANORAMIC VIEW OF THE LAKE BALATON
The house and the property which served as our family's holiday home for 58 years is now for sale.

The property is located in the quiet streets of Balatonakarattya with the one of the most beautiful panoramic views, at Orgona utca 53.
The terraced, green plot measures 870 m² and offers a variety of building options.
The permitted building area in Balatonakarattya is 15%, with a building height of 4.5 m.

On the street level we have a 46 m² wooden house on a concrete foundation with two and a half rooms, a dinig-kitchen, and a bathroom with toilet and shower.
Our family still enjoys spending time in this house, but for a new owner, it could maybe serve as a stepping stone before (further) construction.
The property has all utilities: heating is provided by two gas convectors, hot water is provided by an electric boiler, and wastewater is piped into the street sewer system.

The most valuable feature of the property is the enchanting panoramic view from the terrace and living room of the lake, of its entire Eastern -basin, and the Tihany Peninsula, with the distinctive silhouette of Badacsony beyond. In the evening, even the lights of Siófok, Balatonfüred, and Balatonalmádi are visible..
It is truly a rarity; such an unmissable, spacious property with an eternal panorama is rarely offered in Akarattya.

The terrace frames the house in an L-shape and measures a total of 19 m².

The stairs lead to the lower part of the lushly planted garden, where you'll find a 31 m² wooden house with a terrace, ideal for vacations at the same time. Budapest is 95 km away by car, and Csittényhegy Train Station is about a 10 minute walk away.

Das Haus im oberen Teil des Grundstücks dient seit 58 Jahren als Ferienhaus unserer Familie, steht nun zum Verkauf.

Das Grundstück liegt in einer der ruhigsten Gassen von Balatonakarattya mit schönster Panorama auf dem Balaton, in Orgona utca 53.
Das terrassenförmig angelegte, grüne Grundstück ist 870 m² groß und bietet vielfältige Baumöglichkeiten.
Die zugelassene Bebauung in Balatonakarattya beträgt 15%, bei einer Gebäudehöhe von 4,5 m.

Das 46 m² große Holzhaus mit zweieinhalb Zimmern, einer Wohnküche sowie einem Badezimmer mit WC und Dusche liegt auf Straßenniveau auf einem Betonfundament.
